Real estate portfolio document analysis

Your documents.
The whole picture.
What needs your attention.

REOI helps anyone who works with property documents understand what is in them—and what is across them. We bring leases, loans, guaranties, insurance and tax records together through AI-assisted analysis—so you can see where obligations overlap, what is still unclear, and which decisions come next.

No sign-up or purchase to explore the sample. It is an anonymized example, not an analysis of your own documents. A few lines about your properties is enough to start a conversation.

A short walkthrough of the portal

Recorded on the sample portfolio — a real portfolio with names and amounts changed. Narrated; about one minute.

An owner’s perspective

For property portfolios that have grown more complex than the files keeping track of them.

What becomes clear

The important detail is often
between the documents.

Read leases, loans, ownership records and insurance together to see where obligations overlap and what still needs checking.

01 / Income & debt

Which lease dates matter before your loan comes due?

Read lease end dates, renewal deadlines and scheduled rent changes alongside loan maturities. See what comes first and which documents need checking.

Leases + amendments + loan notes

02 / Obligations & evidence

Does the insurance name the right owner?

A current insurance certificate can still name a former owner. Compare it with the ownership record and the lease’s insurance requirements to see what needs checking.

Entity records + leases + insurance

03 / Ownership & exposure

What have you personally guaranteed?

Read your ownership interests alongside the loan guaranties. See the documented terms and missing evidence to discuss with your advisor.

Ownership records + loans + guaranties

04 / Debt & lenders

How much of your debt sits with one lender?

See each lender’s share of your portfolio debt, alongside the balances, maturity dates and guaranties supporting its loans.

A finding you can follow back

Know what is documented.
Know what still needs checking.

Follow linked citations to supporting documents. The assessment distinguishes stated information, calculations and gaps in the record, so you and your advisors can check the basis.

From scattered files to a working picture

Start with what you have.

You do not need to build a new filing system before the assessment begins. Explore first, then agree what the review should cover.

01

Explore the sample

Open the anonymized sample portfolio without registration or purchase. It shows the format of an assessment, not an analysis of your own documents.

02

Discuss your portfolio

Tell us about your properties and the decisions ahead. REOI outlines an initial scope and the basis on which the fee is set.

03

Engage, then send your documents

Once the engagement terms are in place, upload the files and folders as you have them. The portal records what was received.

04

Confirm the scope, then the findings

REOI lists the documents received; you confirm that inventory and the fee before analysis begins. Then work through the findings, follow the evidence and ask REOI questions in writing.

A separate subscription, agreed with REOI. Not required to keep your assessment.

Before you begin

A few practical
questions.

Is this for a portfolio like mine?

REOI reads single-tenant and multi-tenant properties, including commercial and residential income property, and brings together loans held by the same lender across properties. The sample includes a four-tenant commercial property and a residential duplex. Tell REOI what you own and what needs attention to agree a useful scope.

What if my files are incomplete or unsorted?

Send what you have. Folders and unsorted documents are welcome. Missing or incomplete evidence stays visible in the assessment, along with the information still needed. A gap in the file should remain a gap until it is resolved.

Does REOI replace a property manager or advisors?

No. Managers and professional advisors remain responsible for their own work and advice, and REOI is useful to them as well as to owners. REOI does not collect rent, track rent payments or send tenant notices. It gives everyone working on a portfolio the same organized analytical record to work from. It does not provide legal, tax, accounting or investment advice.

How is this different from a lease summary?

A lease summary organizes one part of the record. REOI brings leases together with loans, guaranties, ownership, insurance and tax documents, looking at the obligations and decisions that connect them.

Do I need a subscription to access my assessment?

No. Your paid assessment remains accessible in your portal, dated as of the assessment. A subscription adds ongoing monitoring, reminders, and agreed document updates.

What does an assessment cost?

The scope depends on the properties, tenancies, financing arrangements and documents involved. Start with a brief description of your portfolio. REOI will discuss what an assessment would cover, with the fee and timing agreed before work begins.

How do I review the findings?

The portal presents key figures with their source details and keeps unresolved questions visible. Download the reports and workbook for your own review. The analysis is AI-assisted and can contain errors; check material conclusions with the source documents and your professional advisors.
